Belmont Apartment Resident Selection

In Marketing and Tenant Selection for the Belmont Apartments, the Mental Health Association of San Mateo County will comply with all Federal, State, or local fair housing and civil rights laws and with all equal opportunity requirements set forth by HUD.

Applications for the Belmont Apartments will be made available on September 6, 2005. They will be distributed to emergency shelter programs and transitional housing programs in San Mateo County including Spring Street Shelter, Clara Mateo Shelter, Maple Street Shelter and Safe Harbor Shelter, Spring Street Transitional Housing Program, Maple Street Transitional Housing, Clara Mateo Transitional Housing, Safe Harbor Transitional Housing, Eucalyptus Street Transitional Housing, Hawthorne House Transitional Housing and Wally's Place Transitional Housing. Applications will also be made available on the Mental Health Association website, www.mhasmc.org. or at the Mental Health Association of San Mateo County Office, 2686 Spring Street, Redwood City, CA 94063 from 9:00 a.m. - 4:00 p.m. Monday through Friday beginning at 9:00 a.m. on Tuesday, September 6, 2005.

Completed applications will be accepted at the Mental Heath Association of San Mateo County office and, upon receipt, will be date-stamped to determine the order in which applications will be considered. Applications will continue to be accepted until September 20, 2005 at 4:00 p.m.

The initial screening of applications to determine completeness and eligibility will be done by MHA staff. Written notification will be sent to those individuals (or their agents) whose application is not complete or who do not meet eligibility.

A screening committee has been established comprised of two MHA representatives, one representative of the San Mateo County Office of Housing one representative of the San Mateo County Office of Homelessness, one representative of the San Mateo County Mental Health Services Division and two members from outside agencies for the next stage of review. The first meeting will take place by or before September 26, 2005. In the order of acceptance, applications will be reviewed.

For individuals whose applications are complete, and for whom there are no other disqualifying factors, issues or concerns, a meeting will be set between MHA staff, Pinnacle Property Management staff and the individual. This meeting will occur on-site at the Belmont Apartments to review the program, answer questions and provide a tour of the site so that applicants may make a decision about moving forward as prospective tenants. For those who choose to move forward, the screening committee will be informed so that they can keep track of the vacancy rate and continue reviewing applications until all units are filled. At the same time the Pinnacle Property Management firm will check with previous landlords, as appropriate.

Individuals will then be referred to the Housing Authority of the County of San Mateo. A single Certification Team specialist will be assigned to work with all Belmont Apartment applicants to review financial eligibility while the MHA staff will work with applicant to obtain a criminal justice report.

Provided there are no issues or problems that cannot be resolved, a move-in date will be set and a lease between the resident and Mental Health Association will be signed.

Pinnacle Property Management will be responsible for collecting the first months' rent, security deposit and doing a move-in inspection with each resident. Pinnacle Property Management will also orient the resident to the unit and the House Rules and answer any questions there may be about residency.
